What an Airbnb turnover clean actually covers.

A turnover is not the same job as a house clean. It is a full reset between guests: the property has to match your listing photos every single time, because that is what the cleanliness rating is measuring. Here is everything included in the flat rate.

All prices in Canadian dollars. Properties over 2,000 square feet, or with more bathrooms than bedrooms, are quoted after a walkthrough. If a guest leaves a mess that takes me past the standard time, you get a photo and a number before I do the extra work, never after.

I read your calendar

Share the booking calendar or send me the dates each week. I schedule around your checkouts and check-ins so you are not coordinating every single stay by text.

Proof before I leave

Photos of every room go to your phone at the end of the turnover. If something is broken, stained or missing, you see it in the message rather than in a guest review.

One inventory list

We agree once on what gets restocked and where it lives. After that you get a heads up when supplies are running low, not an emergency the morning of a check-in.

Supplies handled

I bring my own products and equipment. Guest consumables come from the stock you keep at the property, and I will tell you when a line is running low so you can top it up.

Pay however you like

Credit card, e-transfer, debit or cash, whatever is easiest for you. A receipt goes out with every turnover showing the date and the address. No subscription, no minimum commitment, no cancellation penalty with a day of notice.

Insured and registered

Registered Ontario business carrying commercial general liability. Certificate available on request, which is usually the first thing a property manager asks for.

Thirty years of hospital cleaning, now for your rental.

I spent more than three decades cleaning at Niagara General Hospital. In that job, a room that looks clean and a room that is clean are two different things, and someone checks.

Short-term rentals are the closest thing I have found to that work in the private world. A room gets used, a room gets reset, and the next person walking in has no idea anyone was ever there. There is a right order to do it in and a right amount of time it takes, and I know both.

What I like about turnovers is that the place is empty. No one is working around me and no one is waiting for me to finish so they can have their kitchen back. I can move through a property properly.

Send me the address and your checkout time and I will give you a flat number the same day. If the property is a fit for the schedule, I will say so, and if it is not, I will tell you that too.

How much does Airbnb cleaning cost in Niagara?
Turnover cleaning in the Niagara Region generally runs somewhere between $100 and $250 per changeover depending on bedroom count, whether linens are included and how much restocking is involved. Mine start at $99 for a studio or one bedroom, flat by bedroom, with add-ons listed openly so the invoice matches the quote.
Can you turn a property around between an 11am checkout and a 4pm check-in?
Yes, and that is the normal booking. A one or two bedroom fits comfortably inside that window with linens included. Three and four bedroom properties with full laundry are tighter, so those get scheduled first in the day and I will tell you honestly if a same-day linen wash will not fit.
Do you handle laundry and linens?
Two ways. On-site laundry means I wash, dry and remake the beds while I clean, which needs a working washer and dryer at the property. A linen swap means you keep two or three sets in rotation, I take the soiled set away and bring back a laundered one. The swap is faster on turnover day and is the better option for back-to-back bookings.
What happens if a guest leaves the place wrecked?
You get photos and a price before I do the extra work, not a surprise line on the invoice afterward. The photo set is also what you need if you are filing an AirCover or damage claim, so it is timestamped and covers every room.
Do you work weekends?
Yes. Friday, Saturday and Sunday are the busiest changeover days in Niagara and they are built into the schedule. Standing weekly clients get first pick of those slots, which is the practical reason to lock in a recurring spot rather than booking one turnover at a time in July.
How long does an Airbnb turnover take?
A one bedroom takes roughly two hours, a two bedroom two and a half to three, and a three or four bedroom three to four and a half. Add about an hour if linens are being washed and dried on site rather than swapped. Those times assume a normal guest, not a party cleanup.
Which Niagara towns do you serve?
Beamsville, Vineland, Jordan, Lincoln and Grimsby are the home base and usually have same-week availability. I also work Niagara-on-the-Lake, St. Catharines, Niagara Falls, Thorold, Fonthill, Pelham, Smithville, Winona and Stoney Creek. If your property is somewhere nearby that is not on the list, call and ask.
Do you clean anything other than short-term rentals?
Yes. Move-in and move-out cleans, seasonal deep cleans, post-renovation cleanup and regular residential work all get done, they are just not what the schedule is built around. Call and ask.
